We immerse ourselves in the experiences of each location in order to drive the creation of memorable places that people return to again and again. Opportunities for learning, building connections, being active and living like locals are just as important to us as architecture, landscapes and interiors. We create places where people live to play.
In 2007, former executives of Intrawest Corporation—including Joe Houssian, Intrawest’s Founder, Chairman and CEO—founded Replay. When Intrawest sold in 2006, it was among the largest integrated destination companies in the world. Replay was then created as a new and innovative experience-driven development organization focused on the destination home sector.
Part of Replay’s team has worked together for many years, and while our history is important, we are most excited about our future; our team is growing and we currently have more than $2 billion in real estate undergoing planning and development.
Our projects include intimate condominium buildings within established destinations; an innovative and disruptive condo-hotel concept in multiple locations; a new mixed-use neighbourhood in a historic wine country town; and master-planned destinations in the world’s most sought-after settings. In all cases, Replay searches for opportunities in the environments where people love to play.

We are a team of strategists, planners, designers, builders, financial managers and operators who pair creative ideas with diligent business practices to create places preferred by travellers and real estate purchasers alike. Our partners include visionary landowners, developers, municipalities, private equity funds, and families with legacy landholdings. Our outlook is global, long-term and broad-based. We are headquartered in Vancouver, Canada, and operate in the continental United States, Hawaii, the Caribbean, and Mexico.
For every action there is a reaction. As developers, operators, and experience creators we are mindful of how each project impacts the environment and surrounding community. We are acutely aware of our responsibilities to our guests, homeowners, neighbours, employees, partners, and stakeholders.
We are passionate about sharing our love of the outdoors and inspiring our guests to be active. Our belief in being playful extends to our relationships with one another. We take our work seriously, but not ourselves. A sense of humour goes a long way towards creating great working environments.
We engage our community, neighbours, homeowners and visitors in events and activities that connect them to the places we build and the destinations we work in. We highlight celebration and ritual as ways to connect to each other and to be truly in the moment.

“I really enjoy the entrepreneurial spirit that Replay brings back to real estate development. It’s a tough balance between the natural tendency, as a company grows, to establish corporate policy and procedure, and allowing each project team to set up and operate with a level of independence that is such a driver of creating excellence and passion in the development business. Replay does a great job of striking that balance to the benefit its projects and people.”
